Long term serviced apartments: how stays of three months or more work
4 min read · Updated
Long term serviced apartments are furnished, serviced flats booked for around three months or more, usually with a kitchen, utilities and internet included and housekeeping on a set schedule. There is no official cut-off, and operators also set maximum stays, so confirm both ends of the range, plus the contract and payment terms, before you commit.
This guide explains how long term serviced apartment stays work: what counts as long term, where maximum-stay limits come from, how contracts and payment differ from a hotel booking, and what to look for when you will live somewhere for months. It gives no prices. For stays of roughly 28 to 90 nights, see monthly serviced apartments.
What counts as a long term serviced apartment stay?
No standard defines it. As a working rule, long term here means about three months or more, which is where a stay stops being a monthly booking. Wikipedia describes aparthotels as rentable for anywhere from a few days to months or even years, and serviced accommodation as typically ranging from a few nights to several months, so long stays sit at the far end of what the format covers.
Operators publish their own ranges. Quest says it accommodates guests for one night, two weeks or many months. A German operator says bookings run from one night up to 6 months in Germany, and up to 12 months in Austria. For comparison, Wikipedia says corporate housing is typically used for stays averaging one month or more, and cites a 2011 report putting the average at 83 days.
Is there a maximum stay in a serviced apartment?
Often, yes. Two sources of limits matter. The first is the operator: the German operator above caps bookings at 6 months in Germany and 12 in Austria, and a Japanese analysis describes monthly furnished apartment terms running from 30 days to 180 days. The second is planning or licensing. Law Insider collects definitions from planning and legal documents in which a serviced apartment is for short-stay guests and occupation is capped at three months in any 12.
That does not mean every serviced apartment is capped at three months; definitions differ by place and by document. It does mean the answer for your city depends on how the building is classified, so ask the operator directly and rely on the local authority's official pages for rules.
“occupation by any person is limited to a maximum of three months in any 12 month period”
| Source of the limit | Example | What to ask |
|---|---|---|
| Operator booking rules | Up to 6 months in Germany and 12 months in Austria at one operator | What is the longest booking for my dates? |
| Monthly-apartment contracts | Terms of 30 to 180 days in a Japanese market comparison | Can the term be extended without a new contract? |
| Planning definitions | Three months in any 12 in some definitions | How is this building classified locally? |
| Typical market stay | An average of 83 days in a 2011 corporate-housing report | Is a longer booking treated differently? |
Contracts and payment: how does a long stay differ from a hotel booking?
On a long booking the paperwork can change. The German operator says that for longer stays you pay monthly in advance. A Japanese comparison says monthly hotel plans are booked like an ordinary hotel stay, while a monthly furnished apartment is a lease with an application, identity checks and often a fixed term. Serviced apartments can fall on either side depending on the operator and country.
Law and contract labels also matter. Shelter's legal pages note that hotel guests are usually licensees, but that the name alone is not conclusive and the arrangements must be examined, particularly for long-term guests who receive few or no services. This is general information, not advice: if the terms look like a tenancy, read them closely and seek local guidance. Serviced apartment vs apartment rental sets out the differences neutrally, and serviced apartment deposits covers deposits.
What changes when a stay lasts months, not weeks?
Over weeks, an apartment is a base. Over months it is where you live, and small frictions grow. Housekeeping on long stays is usually periodic: the German operator cleans at least every 7 days, depending on the length of stay, and Quest lists housekeeping as daily or weekly as required. You handle the days between.
Practical matters carry more weight too: a proper desk, a kitchen you will actually cook in, a washing machine and a quiet bedroom. A long stay also tests the neighbourhood, because shops, transport and green space are part of daily life rather than a trip extra. The long-stay accommodation checklist covers these in order.
| Aspect | Short stay | Several months |
|---|---|---|
| Housekeeping | May be daily or on request | Usually periodic, often weekly |
| Payment | Often at booking or on arrival | May be monthly in advance or prepaid for the term |
| Kitchen and laundry | Nice to have | Part of daily routine |
| Workspace | Optional | A desk, chair and reliable internet matter |
| Neighbourhood | Close to sights | Close to shops, transport and routines |
| Flexibility | Easy to change | Extension and early-departure terms matter |
Who books long term serviced apartments?
Wikipedia lists the users of corporate housing as individuals, military personnel, intern groups and corporations, as an alternative to a traditional hotel or an extended hotel stay. In practice that includes people relocating for work or family reasons, assignees on a project, people between homes and remote workers trying a new city. Serviced apartments for relocation covers the move-in phase in detail.
Cities where long stays are commonly searched include London, Tokyo, Singapore, New York and Dublin. If you are searching for aparthotels and serviced apartments in Dublin or any other city, apply the same questions on maximum stay, contract type and payment. Each city has its own rules, so none of the examples above should be read as a guarantee of what is available.
How do you choose the best serviced apartment for a long stay?
There is no single best option, because the right choice depends on what you will do day to day. Start with the practical needs that months of living expose, then compare buildings on the terms. How to choose an aparthotel gives a wider framework.
- Maximum stay and extension terms: can you stay as long as you need, and is a new contract needed to extend?
- Payment schedule: monthly in advance, prepaid for the term, or paid at booking.
- Cleaning schedule and who handles linen, bins and maintenance between cleans.
- Kitchen quality and laundry: a full-size fridge, an oven and a washing machine make a difference over months.
- Workspace and internet: a desk, a decent chair and a connection you can rely on for calls.
- Neighbourhood: supermarkets, transport and quiet at night, not only proximity to landmarks.
- Exit terms: what happens if plans change, and what notice or cancellation applies.
Frequently asked questions
How long can you stay in a serviced apartment?
It depends on the operator and the building. One German operator accepts bookings of up to 6 months in Germany and 12 in Austria, and some planning definitions cap occupation at three months in any 12. Ask the operator for the maximum stay and whether you can extend.
What is the difference between monthly and long term serviced apartments?
Monthly usually means about 28 to 90 nights, long term means about three months or more. The line is loose and operator-set. Longer stays raise questions about maximum stay, contract type and payment schedules. See monthly serviced apartments.
Are long term serviced apartments cheaper?
Often the rate per night falls as the stay lengthens, but there is no standard and extras can change the picture. Compare the total for the whole stay rather than the nightly rate. The full reasoning is in are serviced apartments cheaper long term.
Do long term serviced apartments need a lease or contract?
Terms vary. Some are booked like a hotel stay, others involve a longer agreement, and the label does not settle the legal position, according to Shelter's guidance for England. Read the contract and ask what type it is. See serviced apartment vs apartment rental.
Are there long term serviced apartments in Dublin?
Browse aparthotels and serviced apartments in Dublin to see what is listed for your dates. Check each listing's maximum stay, payment terms and cleaning schedule, because they differ between operators.
What should I pack for a long stay in a serviced apartment?
Pack for living rather than touring: work equipment, a few kitchen basics you prefer and clothes for the season, then buy consumables locally. Ask what the kitchen contains first. The long-stay accommodation checklist has a fuller list.
