Wyndham Hotels & Resorts has brought professionally managed vacation rentals into the Wyndham Rewards programme, with Homes & Havens extending point earning and redemption beyond hotel stays.
"No two trips are the same, and the best rewards programs should reflect that." — Michael Shiwdin, Wyndham group vice president of integrated marketing, loyalty and digital.
What properties are available through Homes & Havens?
Wyndham announced the collection on October 29 with almost 800 professionally managed homes and villas in the United States, Caribbean, Mexico and Europe. The company expects hundreds more properties, including cabins, yurts and tiny homes, to join in later months.
Approximately 129 million Wyndham Rewards members can earn and redeem points through the collection. Michael Shiwdin said Homes & Havens advances a travel-rewards programme intended to serve members wherever they travel, according to Travel Daily Media.
Among the choices are Florida Keys homes, Rocky Mountain ski rentals, St. Barts villas and retreats overlooking the Mediterranean. Private pools and additional space for families and groups are among the possible amenities, depending on the property.
Brightwild, Simpson Travel, StayTerra and Thousand Trails were among the independent property-management and hospitality businesses involved in building the opening lineup, according to Short-Term Rentalz. Some partners were already live when the launch was announced, while others were expected to come online in the following months (Skift).
- Almost 800 homes and villas available at launch
- Five Wyndham Rewards points for each US dollar spent on qualifying bookings
- Award stays available from 15,000 points per bedroom per night
How do members earn and redeem points?
Members earn five Wyndham Rewards points for every US dollar spent on a qualified booking. Qualifying nights also advance the member’s programme level.
A free night currently requires 15,000 points per bedroom, with 30,000- and 45,000-point levels also available. The applicable tier depends on the nightly rate per bedroom. Wyndham plans to introduce a 5,000-point tier as the collection expands.
The programme therefore allows members to use the same loyalty currency for hotels and participating homes or villas. The point-earning rate applies to qualified bookings, while redemption prices vary according to the property and nightly rate per bedroom.
Among recent Wyndham Rewards additions are the Insider travel subscription, which launched on October 21, 2025; a revamped Earner credit-card line-up; and Experiences, providing access to sports, music and festivals, according to Asian Hospitality.
What rules apply to reward bookings?
To reserve an award stay, members must contact Wyndham Rewards Member Services no less than 60 days beforehand. Points cover the base accommodation rate only: taxes, cleaning fees and other mandatory charges are excluded. Not every property qualifies for redemption.
Most properties are expected to participate in the rewards programme, although availability will vary. Some villas require an online reservation request, after which a reservation specialist contacts the guest to complete the booking. Members can also make bookings online.
Why is Wyndham entering short-term rentals?
Wyndham said the collection responds to demand for holiday rentals and additional accommodation for family trips, group gatherings and milestone celebrations. Wyndham cited company research showing that approximately 30% of US leisure travellers chose a short-term rental during their most recent trip.
Phocuswright’s Global Short-Term Rentals 2026, issued in August 2026, placed worldwide short-term rental gross bookings at $219.9 billion in 2025. Its forecast reaches $270.6 billion in 2029, equivalent to compound annual growth of 5.3%.
According to the report, 24% of US leisure travellers had stayed in a short-term rental during their latest trip in 2023–24; by 2024–25, that share had reached 30%. North American short-term rental gross bookings increased 4% to $78 billion in 2025, whereas US hotel bookings recorded 1% growth.
For Wyndham Rewards members, the practical difference is access to points-earning and points-redeemable homes and villas, including properties with more space for families and groups. Current availability remains property-specific, and not every home or villa qualifies for reward redemption.
