On the northern arm of the Hotel Zone, Playa Las Perlas and Playa Tortugas are the quickest beaches to reach from downtown, by bus line 1 from Avenida Tulum. Ferries to Isla Mujeres leave from Playa Tortugas, and the R1 and R2 buses run along Boulevard Kukulcán to the city.
Stays in or near Hotel Zone north (Playa Las Perlas and Playa Tortugas)
Along the long eastern side of the island, addresses are given as kilometre markers on Boulevard Kukulcán, which runs from Km 0 near Avenida Bonampak to about Km 25, just past Punta Nizuc at the southern tip of the island. Taxis and shuttles from the airport usually reach the Hotel Zone by way of Punta Nizuc.

The mainland city is laid out in supermanzanas (superblocks) around Avenida Tulum and offers a calmer, more Mexican experience than the Hotel Zone. Parque de las Palapas and Mercado 28 are the places for local food and shopping, and the ADO bus station is here; the beaches are a short bus or taxi ride away.
Stays in or near Downtown (El Centro)
North of downtown, Puerto Juárez is the main ferry port for Isla Mujeres, and the shoreline beyond it towards Punta Sam is far less developed than the Hotel Zone. Some R1 buses run to the ferry terminal.
Cancún International Airport, which handles around 15 million passengers a year, is at the southern end of the city, about 15 km from downtown. ADO buses run to the downtown bus station in about 30 minutes and on to Playa del Carmen, and there are taxis and shuttles. The Tren Maya has a station across the highway from the airport, opened in December 2023, linked to the terminals by a shuttle, with trains towards Mérida and down the coast to Playa del Carmen and Tulum.
Local buses are cheap and frequent: routes R1 and R2 run the length of Boulevard Kukulcán, with some R1 buses continuing to Puerto Juárez and the R2 serving downtown. Uber, Didi and Cabify operate in the city; with street taxis, agree the fare before you get in. First-class ADO coaches reach Playa del Carmen in about 1 hour 20 minutes and Mérida in about four hours.
Downtown is the practical choice for a long stay: Mercado 23 is a locals' market selling groceries and flowers, and Mercado 28 has souvenir shops, a food court and restaurants. The beaches nearest downtown, such as Playa Las Perlas, are a short ride on bus line 1.
If you are staying through the summer and autumn, choose an apartment with good air-conditioning and check the provider's arrangements for storms, as the Atlantic hurricane season runs from June to November. Cancún is hot and humid all year, with an average annual temperature of about 27°C and warm sea temperatures. The wettest period runs from late August to November, overlapping the peak of hurricane season, which officially lasts from June to November.
The high season is December to April, during the dry season, which runs from November to April. Summer and early autumn are quieter but intensely hot. The Hotel Zone tends to be a degree or two cooler than the mainland thanks to the sea breeze.
It is also the gateway to the rest of the Mexican Caribbean. Ferries run to Isla Mujeres, and buses and the Tren Maya head south to Playa del Carmen and Tulum, so many visitors split their stay between Cancún and the coast.

The Hotel Zone puts you on the beach, with the quieter beaches towards the southern end. Downtown is calmer and more local, and suits longer stays, with frequent buses to the beaches.
