Tulum Pueblo (town centre)

Tulum Pueblo is the working town, set about 3 km inland from the beach and strung along Avenida Tulum, the main street with most of the shops, cafés and cash machines. The ADO bus terminal is here, and shared vans to the beach leave from the streets just off the avenue. It is the most practical base if you want to walk to groceries and dinner.

Aldea Zama is a newer district south of the town centre, on the side of Pueblo facing the hotel zone. That position puts both the beach and the main avenue within a short taxi or bike ride. It is mainly residential, so evenings are quieter than in the centre.

La Veleta lies south-west of Pueblo, on the far side of town from the sea. Being further from the beach than Aldea Zama, it is a place where a bike or car makes daily life much easier. Its distance from the busy main avenue keeps it quieter at night.

The Zona Hotelera is the strip of hotels and restaurants along the coast road south of the ruins. It is where the upscale hotels and most of the evening scene are, and it continues towards the entrance of the Sian Ka'an Biosphere Reserve. Groceries and everyday services mean a trip back to town.

Getting around Tulum

Tulum International Airport (officially Felipe Carrillo Puerto International Airport) opened in December 2023 about 20 km south-west of town, and has its own Tren Maya station. The main Tulum railway station opened in September 2024 on the eastern route between Cancún Airport and Escárcega, with trains north via Playa del Carmen. Many international visitors still fly into Cancún, roughly 1 hour 30 minutes up Federal Highway 307; ADO coaches link both Cancún and Playa del Carmen with the terminal on Avenida Tulum.

Locally, shared vans (colectivos) run along Highway 307 to Playa del Carmen and south, and also out to the beach, while taxis cover short hops. The town is flat, and bicycles are a popular way to cover the few kilometres between Pueblo, the ruins and the beach.

Living in Tulum for longer

For everyday shopping, there are convenience stores and small tiendas on most streets, mid-sized grocers in town, and a large Súper Akí supermarket on the east side of the centre. Living in Pueblo or Aldea Zama keeps errands within cycling distance; La Veleta and the beach road work better with your own transport.

Beyond the beach, the municipality is full of cenotes fed by underground water flowing through the limestone, and the Maya site of Cobá is within the same municipality, so weekends inland are easy. Since July 2026 entry to the Parque del Jaguar, the protected area around the ruins, has been free, while the archaeological zone itself still charges admission. When to visit Tulum

Quintana Roo is warm all year, with a mean annual temperature of about 26 °C. June to October are the wetter months, and November to May are drier. Hurricanes can occasionally reach the coast, particularly from September to November, so check forecasts if you are travelling then.

The hottest months are typically April and August, while January is the coolest, so the dry months either side of January tend to be the most comfortable for exploring ruins and cenotes on foot or by bike.

The town has grown quickly: the municipality was only created in 2008, and its population grew by more than five per cent a year between 2010 and 2020.
